Before you search: what you are actually buying
A manufactured home sale has two separate legal layers. Both have to settle together.
The dwelling is goods, not land. Ownership transfers by contract and is proven by the ownership certificate plus a clear PPSR search — that is where finance and repairer interests hide.
The land underneath stays with the community operator. You take an assignment of the registered site agreement, which the operator must consent to before settlement.
We verify the village, land reference, site record and lease, order the ownership certificate, run PPSR, and hold your funds until every condition is evidenced.
Photo ID for the identity check, and your conveyancer or solicitor's details if you already have one. No payment is needed to search.
No identity documents are requested until after you have found the home.
